Valuations and formal appraisals
When people ask what their house is worth, they can mean three quite different things. A selling plan gives our view of the value as part of a proposal to sell. A waardebepaling puts that assessment in writing, with the comparable sales and our reasoning. A taxatierapport is a formal appraisal by a registered valuer, validated by the NWWI, which lenders, the tax authority and the courts will accept.

The most common reasons for an appraisal
Buying or refinancing
Nearly every Dutch lender asks for a validated report, also when you refinance or want to include a renovation in your mortgage.
Dividing a property
An independent value on a fixed date gives both partners and their lawyers a common starting point.
An estate and inheritance tax
For the tax return and to divide the estate fairly among the heirs. If it helps, we coordinate directly with the notary.
Selling to a family member
When you sell to your children, the tax authority expects a market price. A report prevents questions afterwards.
Value after the works
An appraisal that includes the value after renovation, so the works can be financed as part of your mortgage.
From your request to a validated report
We plan the inspection at a time that suits you. At the house we measure to the NEN 2580 standard, note the condition, the layout and anything out of the ordinary, and take photographs. We then select the comparable sales, write the report and submit it to the NWWI for validation. We will tell you in advance when you can expect it.
An appraisal has to be independent. If we are also selling your house, we are not allowed to appraise it ourselves and will bring in a colleague from outside. That rule is exactly what gives the report its weight.
What clients ask us about valuations
Isn't the WOZ value enough?
No. The WOZ value is a bulk assessment by the municipality, set at 1 January of the year before, and it does not consider the condition of your house. A valuer comes inside and looks at what is really there.
How do you value a listed building?
Country houses, farmhouses and listed buildings along the Vecht rarely have a direct comparison. We look further afield for references, take the state of maintenance and any restrictions into account, and explain clearly in the report how we arrived at the value.
How long is a report valid?
Lenders accept a report for six months. For the tax authority or a division of assets, the valuation date stated in the report is what counts, not how old the report is.
Can I have the report in English?
The validated report itself is in Dutch, as the NWWI and Dutch lenders require. We explain it to you in English and can put a written summary together if your employer or an adviser abroad needs one.
