Seven steps from first visit to handover
A first visit
We come to your house, listen to your plans and your timing, walk through the rooms and agree on an approach. There is no obligation attached.
Value and asking price
We base the value on recent comparable sales in your area and decide with you on the asking price and the best moment to launch. You know what our work will cost before you sign anything.
Presentation
A professional photographer, floor plans and, where it helps, home staging or a landscaper to get the garden ready. We arrange a certified NEN 2580 floor area measurement and write the listing in Dutch and English.
To market
Your house goes onto funda through the NVM and onto our own website, and we bring it to the attention of registered searchers and fellow agents with buyers looking in your area.
Viewings
We show buyers round ourselves and report back after each viewing: what people liked, how they see the price and whether the plan needs adjusting.
Negotiation
We negotiate for you, on the price as well as on the conditions, the resolutive clauses and the date of transfer.
Contract and transfer
We prepare the sale agreement on the standard NVM model, keep an eye on every deadline and join you for the final inspection and the signing at the notary.


What does it cost to sell with an estate agent?
Our commission is agreed with you before we begin. It covers the valuation, the photography, floor plans, measurement, listing texts, viewings and everything up to the transfer. Costs such as the funda listing or additional marketing are shown separately in our proposal, so nothing comes as a surprise.
You will not find a rate on this website, and that is a deliberate choice. A flat in Bussum and a country house on the Vecht ask for a very different approach. You receive a written proposal that sets out what we will do and what it costs, before you commit to anything.
What makes the difference to your result
Buy first, or sell first?
Selling first gives you certainty about your budget and a stronger hand when you bid. The downside can be a period between two houses. We look at what your lender allows in bridging finance and plan the dates so they fit together.
My house is a listed building. Does that matter?
Many houses along the Vecht are listed or lie within a protected village view. That adds value, but buyers want to know what they can and cannot change. We gather the paperwork in advance and can arrange an inspection by a specialist in historic buildings.
Will buyers from outside the area find my house?
Yes. Many buyers come from Amsterdam and Utrecht, and some from abroad. We present every house in Dutch and in English and can hold viewings and negotiations in both languages.
Will I pay tax on the sale?
The Netherlands has no capital gains tax on the sale of your own home. It is worth speaking to a mortgage adviser before you sell about what the proceeds mean for your next purchase.
