New to the area? Renting for a year is often a wise first move. It gives you time to discover which village suits your family before you buy. And if you own a house here and would like to let it, we find a suitable tenant, check their background and take care of the contract and the handover.
The Dutch rental market is closely regulated since the Affordable Rent Act. Every property is scored on a points system that determines its rental segment and whether a legal maximum rent applies. Tenants and owners alike are better off knowing where a property stands before anything is signed.

Renting a house here, what to expect
Good houses go quickly
Rental houses in the villages along the Vecht and in Het Gooi are scarce and rarely stay available for long. If we know what you are looking for, we can let you know as soon as something suitable comes up.
What a landlord will want to see
Usually proof of an income of three to four times the rent, an employer's statement, a copy of your passport or ID card and sometimes a reference from a previous landlord. Having these ready makes a real difference.
Know what you sign
Look closely at the notice period, the deposit, the service charges and what is actually included in a furnished let. We go through the contract with you in English before you sign.
The letting agent is paid by the landlord
Dutch law says the agent is paid by whoever instructed them, which is the landlord. Anyone asking you for a fee just to view a rental is a reason to walk away.


Finding a tenant, or ongoing management
Many owners begin by asking us to find a tenant and choose ongoing management later, for example when they move abroad or when their portfolio grows. CHECK
Renting and letting in practice
What deposit is usual?
Since the Good Landlordship Act a deposit may be no more than two months' basic rent. It has to be repaid within fourteen days after the tenancy ends, less the cost of any damage that has been documented.
Could my rent be lowered?
If a property scores 186 points or fewer, a legal maximum rent applies and you can ask the Rent Tribunal to review it. We calculate the points before a property is let, so neither side is caught out later.
Am I allowed to let my house?
That depends on three things: the rules of your owners association if you own a flat, the terms of your mortgage, and the local rules of your municipality. Around the lakes it also matters whether a house may be lived in permanently. We check this before we look for a tenant.
Rent or buy?
If you know where you want to live and intend to stay, buying usually makes more financial sense. If you are new to the Netherlands, a year of renting is an affordable way to avoid a costly mistake.
