The Shoals, East Marion, NY
Gracious Waterfront living on Long Island. Overlooking the Orient Shoals, the rocky seascape that awed and enthralled whaling captains traversing the Long Island Sound two centuries ago, the Shoals is a medley of rolling lawns, emerald orchards, and sculptured coves.

The 24 acre estate features 810 Ft of Beachfront, its privacy unmatched on Long Island’s East End, 2 hours driving from Manhattan’s mid-town tunnel and close to the Hamptons. Guests walk to the beach down a landscaped fescue-carpeted path. The newly built, Provence style house of 7000 Ft2 was designed by New York renowned architect Edwin Thatcher, who won a Guggenheim fellowship for his studies of classic Mediterranean architecture. It sits on a high bluff with sweeping views of the craggy coastline to Orient Point. The home has six bedrooms and ten baths. The 36 by 18’ dining room hosts banquets for larger groups. The 20x40’ living room is framed in tall glass windows and dormers and offers panoramic views of the Sound. The Kitchen has mahogany and granite Countertops, Tuscan floors and custom cabinetry by the Woodworkers of Vermont.

The Master Bedroom Suite water views beckon from every direction- has a steam shower, oversized tub of antique design, immense dressing room and his and her bathrooms. The suite’s mahogany armoires and dressing tables are custom crafted by the Woodworkers. The separate sitting room adjoins a private pantry and opens onto a flagstone terrace perched high on the bluff overlooking the water.

Four super efficient Rumford fireplaces are located strategically throughout the house. The tile floors in the Dining Room are antique French Lime Stone. The 12 sets of French doors that form a recurring motive are outfitted with custom brass hardware.

The rear façade overlooks a courtyard with reflecting pool and fountain, and a Parisian-style allee of eighteen lindens. A pool house and exercise or Maid’s room, joined by a pantry with Mahogany Countertops, open to a 20x40 Gunnite pool flanked by with Flagstone terraces. The pool area is enclosed by a crescent of apple trees and walls of Pennsylvania stacked stone. The 1250 Ft driveway is lit by decorative lanterns and adorned by purple martin houses, named for the native species on the North Fork.

The owner has planted 920 mature trees to create the look of historic estate. The perimeter is lined with Eastern Red cedars that reach 30’ in height. The pool area is shaded with four giant London plane trees installed with huge cranes. An orchard of 12 ancient Mutsu apple trees yields a riot of fruit and blossoms and stands of peaches, plums cherries crabapples and hawthorns rise across the laws and meadows.

The estate consists of two separate lots: The house and landscaped grounds are situated on a Western lot of 12.7 acres with over 450 t of Beach. The Eastern lot of $11.4 acres has an additional 349 Ft of Beachfront. The Eastern parcel is now being subdivided into two waterfront lots of 4 and 7 acres.

The Western Property can be subdivided into two additional lots; hence a buyer would potentially own five lots (three on the Western and two on the Eastern properties, with three on the water)

The estate is ideal for a family compound. It could also include a horse farm or a waterfront vineyard, the latter a wondrous rarity found only in few places outside of Bordeaux.

The Western and Eastern Properties may also be purchased separately, prices $7,990K for the Western property that includes the house and ground and $4,995K for the Eastern property soon to feature two waterfront lots.
